Cuttyhunk gets South Coast agents, brokerages and property managers more listings, buyers and applications by fixing where leads go cold: slow replies, a thin Google profile and sites that bury the inquiry. Week one we find the leaks, month one we fix them, then we keep them fixed, with local data you can point to.
Where the leads go cold
If you list homes or manage units, some of this will sound like you.
- “An inquiry came in at 9 p.m. Sunday and I answered Monday. They had already toured with someone else.”
- “I know this market better than anyone in town, and nobody can tell from my website.”
- “Renters apply on a phone, and our application is a PDF.”
- “Owners check our reviews before they ever call us.”
- “Every agent here has the same headshot and the same dedicated-professional bio.”
None of it is about how well you know the market. Buyers, renters and owners decide fast, on who answers first and looks like the local expert. Every one of these leaks can be fixed.
A 9 p.m. inquiry is a client. Answer it.
Most home searches happen after work, on a phone. The first reply usually wins the showing.

How we fix it
Three stages, in this order. You see the plan before we touch anything, and everything we set up is in your name.
-
Week 1
Find the leaks
- We send an inquiry through your site and your listings at night and on a weekend, and time the reply.
- We check your Google profile, your Zillow and Realtor.com agent pages and your brokerage listing against each other.
- You tell us the towns you want more of, the homes or units that pay best, and how you take applications.
You get a one-page fix list in plain words, slowest reply first.
-
Month 1
Fix them
- An instant text and email reply to every inquiry, with a link to book a showing or a call.
- Your Google profile rebuilt: towns served, recent sales you can share, reviews and a contact button.
- Town pages with real local data: sale-to-list, days on market and what is for sale now.
- A short rental or buyer application that works on a phone.
You get all of it live, with logins you own.
-
Every month
Keep it working
- A short market note for your towns, sent to your list and posted to your profile.
- Every review answered, from drafts you approve.
- Open-house and just-sold posts, and owner-update emails for property managers.
You get a short monthly report: inquiries, reply time, showings booked, reviews, and what we changed.
What changes for you
We do not promise listings or closings. Each month you see the real inquiries and showings next to last month’s.
| Before | After |
|---|---|
| An inquiry on Sunday night gets an answer on Monday. | The inquirer gets a reply in seconds and a link to book a showing. |
| Your site looks like every other agent’s. | Local data and recent work show you know the towns. |
| Renters give up on a PDF application. | A short application that works on a phone. |
| Owners judge you by reviews you never asked for. | Every closing gets a polite ask, and every review gets an answer. |
| You are not sure which source brings clients. | One page a month shows where inquiries came from. |

Questions owners ask
Do you build listing sites like Zillow?
No. We make your own site and profile the best place to find you, and we link to your listings wherever they live. We do not replace the listing portals.
How soon will I see more inquiries and showings?
The text-back and the new pages work the day they go live. Google profile and listing changes can take weeks to show in search. We do not promise a number; every month you see the real inquiries and showings next to last month’s.
Do I have to sign a long contract?
No. Cuttyhunk is month-to-month. Everything we set up, including the site, the Google profile and the accounts, is in your name from day one, so you keep it if you leave.
Do you work with property managers and HOAs?
Yes. The leaks are different and just as fixable: renters who cannot apply on a phone, owners who judge you by reviews, and residents who call because the answer is hard to find.
Is the local data real?
Yes. We publish a South Coast market report and a town breakdown with the sources shown, and we would build the same kind of page for your towns. We leave out numbers where the sample is too thin to trust.
